To follow up on what Joel said, to rectify the situation of the lease ending in Nov/Dec maybe look to get an 18 month lease signed when you do find a tenant, that way you can have the lease end in the summer months when more people are moving.

This one guys gets up towards the end to tell everyone 5 minutes of how he doesn't like it, and gets his laser pointer, points to the townhomes and says "I like this, this is innovative and new" Points to single family homes "I don't like this, this is the same old thing".

Re Renting in Nov-Mar is very difficult in my area in the northeast as no one here wants to move during the holidays and winter in the cold.
