Honestly, it seems to all fall in the gray area so its all about personal preference and ability to react.  

So, I'm finishing up my rehab on my auction rental and in the basement I have a dark gray plastic shower insert.  

The result is a strong, thick, sturdy counter top with a light gray color that's ahead of the trend.

Not sure exactly what investment type your looking to find my man but my friend Nick Gray is into a wide verity here in OKC.

@Casey Gray if you can get a conventional loan despite the property's condition then the only advantage you have is that it will cost you much less, but that's at a price of it taking a long time to close, being a pain in the derriere, and possibly costing you the deal because cash is king.  

I'm just not 100% sure that it would fall under that as it seems to be an incredibly gray area.

I spend around 2k a unit for upgrades which include new vanity, replace toilet wax ring and guts, paint bathroom, replace shower/showerheads with low flow water saving ones, paint or stain kitchen cabinets, new laminate counters, tile back splash, paint entire unit a nice neutral gray, and paint all trim white.

Walls are Repose Gray.

We plan to use a gray paint in walls with white trim, dark vinyl plank throughout except bedrooms.
