We invest in Idaho, probably the most landlord friendly market in the country, had good luck there. 

If you do a good job, the judge will reward you with an eviction, usually 5 days for the tenant to vacate (five days because that is the time period that tenant has to file for an appeal of the judges verdict).  

The problem is, I’m not sure what to look for in a good property manager, or how to make sure I’m not getting taken advantage of.

I looked into Realty Hub and Premier Agent Network, anyone have any experiences, good or bad with these brokerages?

I started working with Rent To Retirement last year and have had nothing but good things to say about the experience as well.

Always good to know of other companies who provide products and services!

Then I'd push those factors out if there were no good comps.  2 miles, 6 months.  2 miles 12 months , etc.It takes some local knowledge to know when you're pushing those parameters out too far to be useful. 

Sounds like a good tenant with an inattentive child.
