Seems good but anyone that actually has functional experience getting deals have some feedback with it? 

Even if your feedback is true, GPs will (and ARE) send legal notices to take down posts to scare people into submission. 

Based on your feedback I understand some lenders would see the property was sold at $240k, therefore is market value and would only refinance 75% of that purchase price without any further appraisal?
