At this point, I'm just looking for a small assignment fee so I can close my first deal and move on to the next one.I did make the newbie error of getting the deal under contract before finding a cash buyer list, so perhaps that was my big mistake.

There are a handful of lenders that do not have a seasoning period at all to cash out on the new appraised value, however the rate and fees will be higher than if you waited a bit.

The cool thing about DSCR loans, is that different lenders have significantly different rate spreads, so shopping it could be beneficial for you to save on rate and fees.
