BP Community,Firstly, I have so enjoyed reading through just a small fraction of these forums.  

The future returns are hard to estimate w/o building today, but the lot costs less than my last vacation, (yes, I can cover the holding costs with a fraction of one property's net income) and again, I have a rental a few blocks away - So the cost is almost like buying an option on the future development of the lot, but I'm buying the lot itself, in my mind.

Is your dad wanting to be a fractional investor...ie chip in 15% of the funds in return for 15% of net revenues or will he just lend you the money at near market rates?  

It took a few days, and lots of monitoring, but I cleaned it up for a fraction of the cost quoted to me.

The rest of the materials I can all get at 10% contractors discount so all this will cost a fraction of the cost compared to hiring a contractor.

Where offers come in a fraction of their ask...Park owners are now quickly giving (deeding over) their homes to occupants and sub-metering to make their parks more salable.  

I would love to partner with you on deals that are even a fraction as good as this. 

Although I have an idea of how to maximize monthly revenue, which involves furnishing and taking care of all utilities.I've been talking to a property manager although I'm more interested in their a-la-carte screening and lease signing service for a relatively small fraction of the first month's rent.Here's my strategy:Acquire appropriate business license from DC.

I have hired great workers who lack the ability to self manage but they cost a fraction of the price of a "good contractor".  

I know a couple of people have tried trucking water in to stay for brief periods, but I'm not sure that's legal, it wouldn't really be practical for 6 months, and it wouldn't be practical for any length of time in a rental.Also, winter leases on beach rentals here fetch a fraction of rent on a monthly basis that they do on a weekly basis in the summer.
