So having say 10 properties cash flowing $xx,xxx doesn’t fit our model.  

I've done a handful of projects for others as well, mainly new construction MFH but have done plenty of SFH of all flavors.

Obviously this isn't a "perfect" model for prediction because none exists.

You should have some serious conviction around rents and model the refi at year 10, even though it’s a 25 year loan.

Get creative with your rental model, maybe? 

If you're planning to do a rent-by-room business model, you will find travelers on FF looking to rent a shared space, but just know that they tend to be on the lower end of the scale in terms of what they're willing to pay.
