I have seen posts where investors seem to be having success with airBnb rentals and/or acquiring "akiya" or other extremely cheap properties. 

Do you need to stack or spread pine needles where the tents will be set for cushioning and insulation from the cold earth beneath?  

In my market they do extremely well with and absolutely provide you with a higher ADR.

Your a very knowledgeable VA in the Memphis market, do you cold call for investors or work for real estate agents?

I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.

There are plenty of trout in the water but as they are wild, they are extremely difficult to catch.I use dries and nymphs just depending on what is working.  

I've read where the response rate to wholesalers cold calling a leads list is some fraction of 1%.  

Being ready for this line of questioning can save you from an awkward conversation.I've been on many hundreds of showings to compile this, so don't let these wild answers discourage you or make you think all tenants are up to something.  95% of the conversations I've had are extremely pleasant and forthcoming, and I'm positive your experience will be the same. 

Being as this was one of the only properties available in the pocket made it extremely desirable.
