If you're concerned that you won't be able to find a deal later down the road: I wouldn't let speculation drive a decision beyond your risk appetite.

Our worst appreciation over the hold period is in excess of $1900/month.  

This is what happened in 2008, when the banks flooded the market with the excess inventory that had been built the years leading up to - many vacant and speculative in nature.

It just depends on your risk appetite.

If you have an opportunity to confidently achieve a rate of return in excess of the interest rate on your debt, then you should maybe not ignore the investment opportunity just for the sake of paying down some debts. 

I write checks on those accounts.If 1-ish% fees seems excessive for the expected profit, then then you are correct to wonder if the juice is worth the squeeze.

Clean is defined as: all surfaces (walls, floors, counters, fixtures, appliances) free from dirt, grime, excessive dirty dishes/laundry, and grease.

Price will depend on size but $1,500 seems steep to me and while appraisal turn times are extending right now, 2 months is still excessive. 

I already gave them one warning about all of the above items ("excessive noise", unauthorized pet, parking violations, trash, all in one warning). 

As an agent you have to understand their goals and appetite for risk, then you can (hopefully) help find them something that fits there needs.
