Hello,For a new project in St Petersburg, we are looking for an experienced project manager.Management of subcontractors, crews, and site related construction activities.

The first commercial option was sold to someone else and we are in escrow for the condo one but ready to fold that deal due to several reasons that have made us lose faith that this is a good investment.

We are in markets now that are doing just that.

As we underwrite, new, small multifamily developments, and lot splits we are seeing that there are cash flow rental opportunities that we’re not there before. 

We still get a bunch that work at the 1% rule, but we are direct to seller and off-market.

Our counsel previously advised we are legally entitled to a greater amount including all lost rent until the home was re-signed, cost of lock-out, cost to clean up house, physical damage, ect.For context, this is a solid house in a decent neighborhood and we never had prior issues with the tenant. 

We have a property there that we are in process of converting to a STR.

We are VERY strict about late fees too.

We are not allowed to say if there is an industry standard as this could be viewed as collusion.
