I'm considering purchasing a condo or a small SFH in the Oceanside/Carlsbad area as an investment property and renting it out on a short term rental site like AirBNB. 

Being able to purchase a property with only 5% down means you can leverage your money way more effectively.

This is my third year investing with my mini me 12 year old and this is our 5th deal.My 12 year old found us a great deal- I teamed up with my friend and family member agreed to pay purchase and renovations.

Makes complete sense to purchase a property that breaks even or loses money.

I know that something has to change and I want to explore purchasing real estate.
