No reason to give them a long winded answer , in fact you may open yourself up to a discrimination suit if you say tell them you won’t rent to elderly ,sodomites, trans species weirdos , or the like

So far all I know is it was a month to month lease, he only pays $350/month, and helped the elderly lady with lawn care and errands (although the lawn looks overgrown in areas so he didn’t do a good job).

Based on your experience, are these costs applicable only to the Ogden/Weber County area or could they apply in areas further north like Box Elder County or south to say, Woods Cross/West Bountiful area?

As a matter of fact, there can be long term leases with elderly tenants.

When I was first licensed I tried doing the "credit repair while in escrow" thing a few times, in spite of my elders telling me it was stupid.

Similarly, I don't know squat about reverse mortgages, and it wouldn't be worth it for me to learn it just for one transaction, so randomly calling me with a reverse mortgage question would be a waste of your time... you'd be better off hanging out with a bunch of elderly homeowners and asking them who does their reverse mortgages.

Hi Bigger Pockets family - we have the opportunity to purchase an elderly relative's home, built in 1958, in the Lea Manor neighborhood of Kansas City for $125,000.

Personally, my thoughts are conflicted because of the two young children and elderly mother, despite knowing this is a business and they are responsible for their actions. 

Set them, but still be nice and  professional. that brought back memories I bought timber track in the mid 90s from this elderly gentlemen who had about 200 SFR's in Portland. which is a lot for this area.. as SFR are not common as rentals..
