Brand new build, so no maint or cap-x for years making #'s simpler to flesh out

I’m 18 and am literally brand new to this.

purchasing a 2 family home next week. looking to see what brand everyone is using for Luxury vinyl plank flooring.Thanks in advance!

If anyone can recommend a less expensive brand that they think is great, I'm all ears.

I've heard $50, 35, 40, etc for turnkey rule of thumb - shell, utilities, foundation, M&E, paving, etc, basically everything but land. 

Meanwhile there are brand new massive residential buildings going up everywhere, 2 LANES INTO 4, 4 into 6, Amazon taking 2 mill sq ft, brand new 20 story Sherwin Williams building in the heart of everything, new restaurants, try getting a hotel room for under 500 in season and more.

Can you make a trip in person to KS, talk to some brand new folks totally unconnected to everyone previous, and try to strategize as @Michael Smythe said?

A few weeks later I was notified by e-mail that they had a new minimum price and offered it to me with 24 hours to accept before being relisted.
