It is pretty stunning how that all turned.. no one is perfect in this business and we all take loss's at some point in time at least if your doing a good amount of deals..

Thats pretty much exactly what im asking however I don't see why there would be any issue splitting the down payment and mortgage of a 4-unit multi family with someone else especially when you can both realize the full sec 121 benefit, the mortgage and property tax deductions, ect. 

I can find foreclosures and preforeclosures pretty easy that way.

The longest time with the sprayer is taping everything down, but once that's done it's pretty easy.
