And if things are found on the home inspection ( and they will be these are all 30 to 100 year old homes in the TK world of the mid west) you now have to schedule again for punch list items again very disruptive and time consuming.. the TK company mean time their cost of capital is running so they try to get tenant in quick as they can etc etc.. this leads to your point and I think Human nature they are under pressure from their TK BROKER to have a tenant in place before the TK Broker will market or allow the buyer to close..

This tenant will certainly do more to "disturb the peace" of your relationship so in case they do pay the damages, do warn that this kind of disruptive behavior will not be tolerated and will be grounds for immediate lease termination.
