I’m not really a “people person.”A PM can definitely pay for themselves just in higher rents, late fees, collection of damages beyond security deposits, and reduced vacancy.

When the person with the long term lease can't make their monthly payment, you keep their deposit and their furnishings in lieu of the rent payment and kick them out. 

For pet deposit, you'll need to discuss with them what their plans are for the pet when they're gone.

I would suggest setting up to get paid via direct deposit or another digital medium.

*I understand terms such as deposit amount, contingencies and settlement period can play into the decision making of the Seller, but a syndicator who is relying on outside equity is likely performing full diligence and is not shortening their contract period materially from others in pursuit of the deal.

You can't charge deposits or rent, but you can hold a renter accountable for an animal that misbehaves.

IE we based this price on lumber package being 50k  if by the time we order it its 75k you the buyer are going to pay the difference and if you cant afford it or dont wish to then we have the right to cancel contract and return your deposit.
