I Bought at the absolute Bottom of the Market until I ran out of Credit to buy, Financed by the Owners properties and then I met my girlfriend at our Stock Investing Club and we used her Credit and my Down Payment Money to buy three more properties.There is a lot more than just the Cookie Cutter RE Investing Plans to make things work for you.

That is with a normal septic and not a mound system or something more expensive.I would be shocked if you could get anyone out there to grade and ready the property for 2k unless you know a guy or are renting the rigs and doing it yourself.

It allowed me to use creative finishes (corrugated metal accent walls, using metal flashing as back splash etc), hang unusual lighting and have the kind of tenants, who love having a place that's not cookie=cutter.
