I have heard that, historically, midwest markets generally are considered cash-flow markets, as opposed to appreciation markets.

As far as far as my research brings me, this is one of the zipcodes that is considered 'ok' in Detroit. 

Instead of trying to actively manage investments in singles and doubles have you considered investing passively in syndications?

Also, apparently Portugal is considering a similar law, although at this point that's rumors heard in the local cafe. 

I am also considering multiple rentals and it appears that I have found a pretty good property manager based on feedback I have.

If you're seeking a reliable income stream, you should definitely consider Cleveland.

However, you can likely sell all the properties in the required timeline to do the 1031k, although that will take some effort/cooperation between multiple buyers/brokers, considering the separate markets.  

I literally started my real estate idea by considering buying property in Japan, but eventually decided that the US made more sense.
