You don't want to try to save a few hundred bucks and then have a mortgage that is either non compliant or not enforceable.

My tenant is not compliant and not very responsive to my requests. 

They will usually go over the code and tell you what is allowed for YOUR specific lot and how to get it compliant. 

I can’t imagine a scenario in which a commercial bank would be non compliant with FDIC and break the supervisory maximum LTV by 10% on a consistent bases (not for 36 years of experience, or not for $10MM cash in a DDA).

Does it look like it is non compliant and that is why the question is being asked?  

How do you quickly raise money like this while being SEC compliant? 

@Mike McCarthy, you are correct, assuming the duplex conversion was compliant and properly permitted at the time it was built.

Also make sure you are using a company compliant with the new rules and laws as it’s getting more stringent by the day. 

You have to abide by the signed agreements and issue notices as specified in the lease and file for eviction if they are non-compliant. however not sure in your area if your verbal agreement is valid.
