Then, when it's time for daddy to get paid off the child comes in and has no proof of payments and when that is obtained they can't qualify because they relied on daddy's love and affection instead of good business practices.

Because of the layout of the existing walls, and the routing of existing plumbing, ducts & electric, I knew it would be a fairly simple and inexpensive operation (again--I only knew this because I visited the property)...after the work was done, it transformed the place from a negative cashflow property (that mostly only appealed to college kids) into a cashflow positive property that appeals to couples, couples with a child, well-off single people, and pairs of housemates.The "physical assessment" and the ability to see the potential of a property is a skill that can't be easily learned via books, youtube videos, etc.

Some income may not qualify, seasonal jobs that are not regularly performed, part time jobs that are not performed on a regular basis, employment income received from a job or line of work less than two years, child support payments that are not paid through any court system with a history of on time payments.I would insist on saying that "Compensating factors effecting credit, income, employment and criminal histories will be considered to the benefit of the applicant".

I've gone months without collecting rent from a tenant, in TX, whose child had cancer.

It's rare to hear success stories like this.My FL eviction attorney told me that if a person is the sole wage earner of a family with at least one minor child, their wages cannot be garnished.  

So long as you don't persoanlly benefit from your child's IRA, you could certainly have it self -directed and would think you could make the investment choices for an under aged child (non-legal adult) Again, consult with an attorney.
