I renovated the home to look really cool (blue cabinets etc...) and fetched a rate of $2,500.  

Custom cabinets that are slam resistant etc.

Its a SFH, needing floor joist sistering and a full cosmetic rehab (LVP in main/carpet in bedrooms, paint, new cabinets etc etc). 

Run through Lowe's or Home Depot and see what items like cabinets, fixtures, lighting and the like run . . . keep a notebook and jot these down. 

So far I think I'm doing just that, the interior is wrapping up soon- I still need to install drawer slides, build some faces, and spray cabinets.

TOTALLY RENOVATED, NEW FLOORS, CERAMIC, NEW BATHROOM, NEW KITCHEN AND CABINETS.

THe place is well done, newer cabinets, tile floors, block construction, dual pane windows, etc. 

For example, you purchased kitchen cabinets, but they are not installed yet when inspector will be at your property. 

  - Susan has not given notice that she has moved out- Her adult son is still at the property - he is unstable and verbally abusive- The police won't do anything because Susan will not file an abuse complaint against her son Roy- Susan has not maintained the house appropriately meaning there are holes in doors, broken cabinets, damaged floors.

Plan, order, demo, draw a little map of bath on garage floor and place the cabinets, toilet and tape it all on the floor.
