Many landlords will compensate a tenant with relocation allowances to induce the tenant's cooperation.Make sure you understand your state and local landlord-tenant law and consult an attorney before taking any adverse action against an inherited tenant.

It makes sense to write off as much as possible asap, but generating losses for carry back vs carry forward IMO do not - - these are typically red flags and  induce extra scrutiny of the tax filing.

Claiming everyone is a bum is really a tactic used to avoid personal reflection, or used as a way of couching "Yeah, I made some mistakes, BUT this guy...". 

Plus BP put him up on a pod cast which created a ton of business for them as you know there can be an irrational exuberance about anyone who has done a BP pod cast myself included :)So fast forward to those that bought and it turns out.. the ground partner has gotten a cease and desist from the state and a revocation of his license and you know that's hard to do.. those that wish to post on BP which is probably a small fraction of those that even know this site exist and a small fraction of the people affected and willing to post they got a bum deal.. the feedback is.1. houses where they paid for rehab rehab never done.2. being told by morris their house is rented getting rent checks.. upon physical examination of said asset house is not occupied and has not been.. so just fronting rent on non exisitant tenants.. ( again what other local PM's have said when they are contacted by Morris buyers who are feed up.) 

@Brian BurkeNot that I am a Houston expert but it may be an interesting area to keep your focus on if it gets hit with oil fears or people selling in advance of an oil-induced decline.

I'm asking this from a cost/benefit perspective in that, if I can experience a majority of the gain and not have to deal with toilets and tennants and other RE-induced disruptions to my life, then that's worth something to me in terms of return/yield give-up.

I thought he was just some bum that was drunk/overdosing when I was told by the boss that everyone was going home for Thanksgiving.Guy number 3 had a sugar level of 500.There were several break ins where I encountered the intruder. 

I'm not suggesting that everyone in the ghetto is an entitled lazy bum or derelict.

I was bummed to miss the last one.
