The biggest thing we have to worry about is government intervention, and the actions of 2020's have been unprecedented.

I wanted to get the BIGGEST line of credit possible so that i could get ready to buy home cheap in the next 2-4 years when the market dips (recession).  

My *biggest* concern is the $795 'commitment fee'.

Their leads are Absoloutely horrible I received 90% of the letters back from mailers the script is horrible and after they get your money , their excellent mentors or cpaches disapper they are the biggest scammers out there.

Don't underestimate the revenue potential from this property as a STR. 

@Nate PucelThis will get answered based on the contract you have with the roofer and possibly your insuranceTypically a contractor is not responsible for consequential damages - meaning if they break something they are responsible for that item, not for any lost revenues etc.Now your insurance may have rental loss on it and they could go after the insurance of contractor but that also depends on your type of insuranceSo the answer is : it depends on what the agreements are

The biggest issue will be price, especially if there are a lot of listings.

That's a good chunk of change to realize as a secondary revenue stream to offset wear and tear and any actual damage. 

The sponsor's largest source of revenue is in the promote, which in most cases isn't realized until the sale.
