Was going to handwrite letters to property owners in my immediate area and maybe include a photo of my wife and I.Can anyone give me any suggestions on best practices?

What letters are you using that is getting the best results?

All you would need is a full-time offer letter.

I got a pre approved letter from them but not sure how legit they are!

I have been able to find sellers by looking for similar properties to mine and hand write “I want to buy your house” letters, outlining the benefit to investors of seller financing.  

However you will probably still get a letter naming you to the lawsuit while they sort out the claim thru the tenant's renters policy. 

I need independent verification that the manager is correct and, if not correct (and I believe he is wrong) then an e-letter to the manager telling him that. 

So there's some working room there - perhaps you're paying a slightly higher interest rate or a 3 or 5 year balloon or similar.
