Makes a lot of sense and I can't really poke any holes in that because there is potential truth there.

In truth, this will be more of a family home, so the plan would be to turn the 3 family into a 2 family - taking the top 3 floors and making them into a owners tri, and then having the basement unit as an Airbnb. 

So if you find one whose willing to operate in truth, honesty and integrity then they will not have a problem with the following (13) Rules of Engagement I have created when dealing with PMLs.1-I require that we transact all business using a local Title Company of my choosing, using their resources (i.e. title search etc), their loan servicing capabilities and an attorney of my choosing to draw up contracts. 

I know that probably wasn't the best way to think about things but it's the truth. 

@Ken Boone @Ken Boone A lot of truth to what you said about our labor issues.

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

In this area that we live in being so close to the Mexican border, there is a lot of Mexican money flowing in and out of our area whether it be illegal or legal, that's just the truth. 

In truth the real reason is that they are likely to have a lousy rental history with poor credit and in that case our local gas companies require very high deposits for the new customers.I will often ask those who have resided in all electric properties what their average bills are and I will often hear upwards of $250 plus a month.
