@Sumner Rabin I think the STR play on Oahu is about the future recovery to pre-COVID tourism numbers.

Personally I use both Larry Patish and Asset Recovery (Caplan Law) equally.

That being said I'm sure those who do decide to sell for one reason or the other are attempting to price in the recovery and are using $/unit or price per pound valuations rather than a straight income approach. 

Single-family construction has now made a full V-shaped recovery and sits at an amazing 29.4% above its February pre-pandemic high.

@Jason Dalka Interesting that you mention Short North...I just saw an anniversary article about how the Short North Posse was the last gang with a stronghold in the area...the cops smoked them out and it was a 2-year effort to arrest them all after they relocated to Italian Village/Weinland Park.I hear you on the Cleveland front...I am pulling for the city to make a recovery (same with Dayton), but the driver for sustainable transition is yet to be discovered.

It is really mostly a difference in recovery period, which depends on tax law at the time of the expense.
