You can get an appraisal done and do a deemed sale at the appraisal price with a lawyer.

The duplex that we built could appraise for 1.5x to 2x in these areas.

Other than than if you have excellent credit its 25% down.If it needs rehab work it will open up a can of worms if its "Subject to" and cannot pass appraisal/inspection. 

Hi there, I just had an appraisal inspection done for a cash out refi.

Some want it paid to you, some want it paid to them, some to constable, some to sheriff, some to the law firm, some to the appraisal district.Payment normally due same day...so nearly impossible to get loans for these.

We put about $50,000 into it and it appraised for $550,000.We then pulled a HELOC for $130,000 on top of ~$50k in savings and another $100k in 401k loans, and $50k personal loan.

You have to get someone to walk it, give you a reno cost, then inspection and appraisal , takes time, Good luck 

We ran into an appraisal issue and our agent helped us fix it and negotiated a longer closing despite the fact that they initially wouldn't budge.
