Step 5) Present Opportunity (Take them out to breakfast, lunch or dinner at their favorite restaurant and get to know them, let them get to know you and then set up a follow up appointment to show them a house when you have it under contract)I used this packet and raised $150k from two lenders at 8% for this deal that I closed on last month in Feb. of 2015.

So i have spoken with two brokers in the past three months, i had a very hard time getting the first guy to call me back, he missed appointments, didn't return emails and just left me high and dry.

That's exactly what I did when I was in your situation...I would 100% do it again...Things I did well-Found one that was a for sale by owner that needed some work - gave me a lot of rehab experience-Fixed rental side first then lived in and worked on my side-Use Postlets and Craiglist plus yard sign to advertise vacancy-Change my voicemail message to explain all details of property = saved me many calls explaining the same thing.Things I would do differently-Read the tenant screening book on this site first -Always do open houses instead of individual appointments-Ask people to bring their dogs if you allow to appointments-The location of house was great for all things in my life; but would consider moving sooner to have multiple duplexes with owner occupied financing

It is up to them to meet my timeline.The ice maker isn't working....they can work out the schedule with the appliance repair guy understanding they are responsible for any charges associated with missed appointments.

Appoints may need to be set, the CPA, during tax season may set aside an hour so that his clients are not bothered.Another issue is security, lots of thieves go to nice homes or commercial just to case the place for a visit later on.
