There are some homebuyer assistance programs in place at section 8, but my understanding is that they would not align themselves (the programs) very well under a lease-purchase arrangement.

The trick is in aligning and allocating the assets of the replacement property so that the segregated classes can be attributed from the old to the new property.

You would need all of the stars to align and drive to apts in your target area, find a for rent sign, call the number and hope its the owner, hope the owner is motivated to sell, hope they are realistic about the value of their property etc etc etcIt could happen!

I agree about just * 50%, but for my first analysis I wanted to get as close to actual numbers as I could and see how they aligned with the 50% and it worked out pretty close.
