- if you have someone else writing checks, use a system, that you have the ability to approve payments --- one who does the data entry - bookkeeper or someone at your office--- one who reconciles and analyze your data for profitability and accuracy - a fractional CFO or an accountantBTW - if you hire an qualified person for eg an accountant and if they send their employee - how qualified are they, what experience do they have in your industry, are they certified? 

I had read it should be done by the buyer, but I wasn't well versed yet about the accuracy of that information. 

A lot of people are starting to take that kind of thing for granted because they don't understand how much more valuable the accuracy and timeliness of the MLS info is rather than Zillow, etc.

@Cindy Descamps Please check your state laws for more applicability and accuracy on what you can do, but in most cases you can bring the tenants to court and they can have a judgment against them that forces them to pay you rent until your unit is filled or until the lease ends.

One can't categorically say that one segment in the future is worse than the others with accuracy and if it was so easy to predict then we would all be billionaires.

As @Alex G. mentioned though, I'm hesitant about the accuracy of this.

Where will the accounting, business records be kept and how and when can partners access this information.Will outside parties be required to give assurance of the accuracy of the records and if so will the partnership bear the expense or will a requesting partner bear the expense.

I do not like the idea of using a bank appraisal as a bargaining chip, and again I have some questions about their accuracy. 

i use rentometer (which is OK but not great--simple but not sure about accuracy), craigslist, redfin (search for multifamily props for sale and note the rents they are charging) and our RE agent.
