If I can get someone to take over for me they are going to have a much easier time bc of it, but even the lady who has been part time helping me acts so stressed beyond belief w/everything I teach her that it is insane to me. 

For me I am working to leverage 65-75% LTV and use money to reinvest and BRRRR and flip to build up cash.

LMHA Mail issues: I get mail that's not within 3 days of postmark mail, dated top of form October 23 received November 6th that I had till the 15th to turn in my annual renewal forms.

But I have done this...I called my electric company who sent me a form to complete on what I was requesting and paid $300 for their engineering team to come out and develop a plan for bringing in the wire, dig estimates, etc.

welcome @Cam Caraher and congrats on joining BP, this place is the start for many, sure was for me longer ago than I care to admit.I'm not personally in your market, although was born in dorchester and grew up in NH, but this is a great place to meet locals.If you have not already a great starting point is the Meetups posted here, just search for your area and see if any meetups are happening.

Few notes: I will not touch the money in these accounts unless the income is being used to buy a flip or another property, which is about 10 months for me so that money will be sitting there.I am considering a HYSA from Capital one as i saw as of today their APY is 4+% with a minimum deposit of $10KI will be using baselane to organize and manage these transactions.Any criticism / advice is welcome :)
