People can wholesale in NY state, but NY City is not the same and the methods used to do it in other places will not work in NYC, Bronx, Brooklyn, or Queens.

Ocean City is the most popular beach town and is a 3hr drive from Washington D.C.

The commute may be small for a big city, but it's forever for the locals here. 

This City required individual lot grading plans, signed & sealed by an engineer, for each building permit.

At the time, all work was done with permits and signed off by the city. 

There could be a lot of new builds going up in the outskirts of a city, but existing properties in the city closer to amenities may still be desirable.
