The property is nice enough and in a good enough location that I would be comfortable living there for that amount of time, but I am ultimately looking to make money on this deal. 

Ultimately though you should plan on using any model at least 100x before you "master it".

I would work with your PM company to have them handle the issue, as they are the ones that ultimately decided to hold any of the deposit money.
