The first and last 60/40 JV deal I closed with this company (see below) settled on 10/28, Monday morning.

There are other soft cost that can qualify for the equity requirement.

If so, worst case you might have to remove them in the future.....unlikely though as most soft utility can be replaced by trenchless (pig) methods if necessary.

Drink free coffee and hand out cards to all the contractors or subs coming and going each morning.

And then afterwards the shakes, and the insomnia at 3:00 in the morning.

Tell them you have a large snake that eats rodents, and that you'll release it in their house at night and pick it up in the morning if you can find it. 

What helps me stay focused on the long-term plan is writing down my goals every morning.
