We still own this property, but we have: 1) leased to market rent, 2) successfully implemented RUBS to save roughly $3,000/year, 3) Reduced vacancy/bad debt from pre-acquisition T-12 of 15% to less than 4%.

Thought it was priced fairly so paid asking price.

I checked out ab968, looks like pre / foreclosures might be a good way to go if I can find them. thanks everyone for the responses, really great info. im actually starting to see more deals on properties in need of renovation so I’m hopeful I’ll be able to find some good flips when I’m ready to pull the trigger  

My friend has received K1 documents from his accountants for several years and been paid small amounts.

Just wants to be paid for the revision ?  

I'm in a different area, but I just paid a plumber ~$200 an hour to do some work....clearly I am in the wrong profession, but I know equipment and skills are needed. 

I would not sell unless you have another place to move that is basically paid for.

hey tim, i should have been more clear. i will be doing all of the property management per se, just looking for an organizational tool via an app or software that will consolidate the communication for my duties. i only have one out of state property and just dont think the amount paid is worth the relatively low stress of this specific quality property and tenant pool. i will look into stessa and buildium- thank you for the recs!

At least prepare solid rent history showing how much you collected and if it was paid on time.
