I think the Patch neighborhood is poised to improve significantly over the next 5 to 10 years.

I’d get a local pool guy or handyman to do patches then paint it to cover patches.  

Pressure washing after spraying concrete cleaning solution will yield much better results and longevity otherwise you will see patches of paint peeling off no matter how expensive or good quality paint and sealant you use.

A plumber usually knows a good sheetrock guy that can tape and float to patch a hole the plumber made to run new lines.

I will be calling some places like patch of land or Lima one etc to see if these people really can understand investors Better than a bank.

When a patch could be done I was told it could be patched but a replacement would be needed in a few years. 

I did upgrade the flooring to something a lot more durable than what the previous owners put in, a lot of drywall replacement and patch work, paint, molding, added a closet to the downstairs bedroom, etc.
