We are close to the Pacific Crest Trail, Mt Ashland for sking, there is snowboarding, cross shoeing, hiking. 

We live in Carmel-By-The-Sea and bought a single-family home in Pacific Grove in which we built an ADU so it is now essentially a duplex.

So, while I'd agree those estimates would be too low had this not been the case; I think a budget of $10,800/year should more than account for the repairs & improvements they'll need to cover, given the extent of the recent rehab.Also, if you're familiar with Pacific Beach, you're probably aware of how unlikely it is for you experience a 5% vacancy rate (2.6 weeks/year). 3: I appreciate the compliment.

@Daniel Lambert- Seattle is and has  been priced high for years ......a  year  ago with rates  < 4% your  1%  target was  closer to working  ,,,with  rental  rates now being  7-8%  range - no way this will occur ......also a  duplex for  700K in  greater  seattle isnt  realistic   ...Maybe on the outsirts   (  auburn / Pacific / Monroe  etc .....)   

I know in my local area (Pacific Beach) the community has spoken out against short term rentals in general.

thx you for uploading your honest thoughts.the training one gets at your real estate association is enough.i am very skeptical of real estate gurus as they have all been in the pacific NW.

However I could do 1-2 hours calling people west of here especially those in the Mountain and Pacific time zones pretty easy.

After all, this is the Pacific Northwest.
