what you have there looks good to me, Me personally 6 units for 200k is right up my ally in the collin county area single family homes built in 1960s go for 200k however I am not familiar with your area.

I had a friend who rented in December last year in Fort Collins and their lease ended in May, when all the others were on the market too.Consider offering a slightly lower rent through May or August, then either raising the rent on the current tenants for a 12 month lease or putting it back on the market to see what new tenants you can get.

Fort Collins and Loveland are very white collar and the majority of the remaining target area is rural, agricultural and oil and gas.
