@John Thedford personal financial statement and then a little verification.if they state they have 200k in liquidity then bank accounts to prove it.. last 3 months statements usually tell the tale.stronger borrowers of course are going to want better rates... so there is a fine line there. but most HML any more at least the bigger an successful ones all do this.. they underwrite just like a convential lender.. they just don't have the rules a bank does.Also I want a good exit plan... if its fix and flip that's pretty easy to decipher.

I knew it was falling behind schedule mid-way through but this new contractor put things back on track.All that's left for inspections is final inspection for electric, gas line test, final inspection for plumbing, and final inspection for HVAC, and a final building inspection.Because the gas meter is out, I need the gas line test inspection and passed to get the gas meter back.
