I am a chemical engineer in the water treatment community and am currently serving in the Army as an officer.  

Furthermore, investors get excellent tax treatment that aren't possible in mutual funds, etc.  

Best bet would be to see if either has a professional certification or license in your state and then complain to that board about an ethics violation (or better yet, threaten the complaint to both of them). 

You can take this opportunity to your local meetup and run it buy an ethical, seasoned pro (not some shark, shady, greedy back-stabbing wholesaler- you get it, right?) 

I definitely understand and can appreciate the ethical issues some of you have mentioned regarding submitting an offer in bad faith, and would not like to begin an investing career in that manner. 

This could fall under a 'no smoking' clause if you have one in the lease, but if they have a card, it may not be enforceable as it is a 'medical treatment'.

Additionally, we have standing requirements for ethical conduct and satisfying fiduciary responsibility. 

You will learn, hopefully not the hard way there are some ethically challenged people out there in the REI game.

Having worked so long in massive organizations where career progression has more to do with superiority than it has to do with job performance, I've noticed my own work ethic slowly slipping away.  

I actually want the resident to buy the house after a year, so I can get a large back end, no RE commission, and preferential tax treatment.
