I don't post here often, but I do like what Henry Clark had to say earlier about choosing properties that have been on the market for a LONG time.I used that strategy for a 1031 exchange from a small condo to a 6ish thousand square foot commercial office building (no experience).

Analyze rental demand, vacancy rates, and property appreciation trends.Property Suitability: Choose a property that will be attractive both as a rental and as your future primary residence.

Those states have "income source" as a protected class and as far as I know are only the west coast (CA, OR, WA) and the new england area (MA, CT, VT, NJ ect) Account Closed  In most states you are not required to accept Sec 8, and as such if you choose not to you could deny processing an applicant that is using a voucher.

And the death-song has been the moment any accountability crops up for such a consumerism, the laser focus of protecting the consumer economy means blame Blame BLAME someone, something ANYTHING else for the falter because we "need" the consumerism...... 

Why did you get it if you are going to quit before even choosing a brokerage which is by far the easiest part of the process?

If #2 here is true, and you have a good agent, theyll tell you you are unrealistic, or they may choose not to work with you.

So just consider that when choosing the loan option.

You are free to choose how to store it, and whether that account will earn interest or not.

That said I am very particular when I choose tenants, so I think that helps give me piece of mind as well.
