@Stephanie SelbyRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

One way would be to reach out to syndication attorneys and ask for referrals.

Disregarding the theming (IE just comparing the appraisable size/comps of the home) it probably peaked out at around $900k in value during the RE peak, but is probably worth $650k-$700k now (again disregarding the upgrades). 

If you can get over $2500 per month in Jacksonville on a 300K property, good luck, but if you can, that loan is out there. 

Do it with pen and paper first and then once you're well versed, you can start to build out a proforma model.
