So we do the deal she gets the home back free and clear I get the land and she gets 125k large in addition.. ( PS she lost the home because she signed up for one of those foreclosure rescue scammers that just took her 1k and let the house go to sale .WEll not 2 months later I get a letter big developer out of Seattle is doing a land assemblage and wants to buy my dirt.Bottom line is we arrived at a price of 985k for the 4 acres and closed 45 days later for all cash.. nice 720k CASH pay day for us...

Its always interesting when borrowers ask me to arrange this thru listing agents I've never met before.It's common sense if you want to increase the traffic.EXAMPLE: Instead of dropping the price in the MLS $5000 on a 300k listing, ...instead...try increasing what the listing pays in the MLS from 3% to 4% to ANY buyer's agent and their payday goes from $9,000 up to $12,000 and list $2,000 Bonus Try it for 2 week and if doesn't work, then drop your drawers $5,000 in price Grandpa McRory!

there was the case in Washington with Joe Kaiser. who got under the skin of the WA AG and they went to war and guess who won that battle.. these folks now probably learned their craft from Joe and or are disciples of his.. like the hooked on overages folks in the mid west.But I have seen folks get some decent paydays but if your not set up with full blown accurant skip tracing a bull dog on the phone and then know how to maneuver a hostile county tax collector its a waste of money.

The one who posted she met the contractors at the bar.. that about sums it up.. pay day is Friday so they can buy beer.. pay rent etc.or they will find there workers in the parking lot of Home depot..
