Something to consider for the average investor that is curious about DSCR, there are plenty of fine print items. 

And while there are good guests/tenants at all price points, the averages tend to be that lower price = harder on property.If good area, the price implies major renovations, in which case, I would think you are looking at well over $100k rehab.

As the supply of labor shrinks, demand becomes higher, and average costs rise. 

I think it depends heavily on the deal you get and what part of the cities you invest in, but I do think when you average it, it can seem pretty low. 

The national average for maintenance is 10% of the annual income, so it will be more on an older home.

Something like 72% average occupancy nationwide in May, which traditionally is one of the strongest months. 

You might do some value-add type rehab, raise rents, reduce expenses by upgrading systems, appealing assessments, shopping insurances, etc.If you can find a deal now and you work that deal, it should on average get better over time ESPECIALLY when you get that opportunity to refinance at a lower rate.

Kauai is a high occupancy area and I average 95% occupancy among my units.
