Exterior walls standing, new roof, interior walls, siding, no landscape, no patio, with 2 car garage, you're looking around 200-250/sf if you want high end. i like those size projects.

Find a local agent who understands your objectives and how that relates to the current investment landscape opportunities. 

For example, if the management company is only contractually responsible for grounds keeping like lawn mowing and landscaping he/she may have a way out of obligation by law. 

With uncertainty right now in the market, I don't see the lending landscape improving in the near future.

Landscaping, general maintenance, etc are all very pricey here.  

I own landscaping companies, for both commercial and residential, and apartment complexes are on of my customer groupings, and I guarantee you your snow removal is NOT 0.00.The legal liabilities from one person getting injured alone isnt worth the risk, that I promise you.

The HOA just sent me a notice for fines going back to 2011 that total $3,225 for incomplete and dying landscaping.
