The tenant will likely still have the option to appeal... at the appeal hearing, the tenant tells the judge that you accepted payment in full for the rent, that's why they didn't come to court...

@Justin Wragg the numbers sounds appealing as any investor would jump on this opportunity I would re run the ARV/COMPS again and speak with some agents to ensure your on track.

It may mean you have more owners or it's not an appealing market to rent for whatever reason.
