Waiting until moving day is really stressful on the tenant, as they are in the process of moving, and maybe have movers that are getting paid to stand around outside until the papers get signed.Plus, for you, you can end up waiting around for them to show up with the moving van.So, when I had applicants, I'd tell them that I don't stop showing a unit until I have a signed contract and a deposit.

There is a lot of insecurity there, trusting that you didn't just give notice where you are living, without ending up without somewhere to live, and putting all your stuff into a moving van, and then paying movers to stand around outside while your new property manager goes over every single paragraph in your new lease and addendum, ad infinitum.

I guess when the tax assessed value is about $1 million each and I buy for $60-90k each, I guess the reporters consider it newsworthy as they would hunt me down and then interview me... as an investor, I don't need the publicity, but I don't avoid it as I plan to buy more large surplus properties that have potential for huge gains, so now all the city/town movers and shakers know who I am and know I'm a real cash buyer...

And even though the landlord wanted to keep most of the money for repairs, they couldn't as it is not considered as security deposit.By the way, these people stay in the house till I show up with the sheriff and 2 other movers, as required by law.
