Get the best image of the property you can, and have it printed on a 4X6 lightweight banner (like $30 at print shop) with some catchy phrase like "for rent by owner" in big yellow letters. under that, take the street number of the property (lets say the address is 4676 main street) and add text "FREE 4676 INCH TV" lastly, CALL (phone number).

If you want to skim coat it yourself, you need: 8 & 12 inch drywall knives, a mud bucket, a 5 gallon bucket for mixing, 45 or 90 minute drywall mix, and a bucket of premixed drywall mud.

quartz is not that expensive especially if you go through a GC that uses a wholesaler, as for backsplash you don't actually need a full backsplash you could do six inches of the same quartz material you used for the countertops and it will look fine.
