Also make sure that you understand the motivation of the tenants so that you don't get screwed over by either having them squat the house or wrecking the place.

Although that may wreck our original T&G wood ceiling...Also in our BR, top apt. kitchen is above...so we have the situation where we feel we cant use our kitchen after 11ish even if we want to...and where we may be awakened by movement in the upstairs kitchen when we sleep in...hoping for a reasonable and reliable solution...so this triplex is not functionally useless due to lack of basic sound proofing

They should be helping local homeowners like myself in the same way they help the tenants because the alternative is corporations buying up a bunch of properties cheap and completely wrecking the market.

However, in GA the contractor said the vinyl is better due to the weather down there wrecks havoc on laminate and carpet.

If all your "American-born" applicants look like train wrecks, that's their problem.

@Matthew RenselWould be helpful if you summarize the coverage you haveOtherwise:  Construction policies, cleanup, deductible levels, definitely get the income loss, D&O, make sure you have a business travel or commute coverage - you send someone for a bucket of paint and they get in a wreck, your regular policy might not cover. 

I've been doing a lot of research but it's definitely nerve wrecking.

@Cole RaifordIn honesty yes, which is very selfish because I saw the last recession wreck alot of families.

Ideal renters for me would multigenerational families of means looking to book full weeks in the summer, have a great vacation without wrecking the place, and come back year after year.
