We are purchasing and rehabbing a short term rental, but need to decide whether to put  in our names or in an LLC?

We are thinking about doing my first deal and are here to learn and absorb as much as we possibly can. 

We aren’t aiming for anything top of the line or updated but we need bigger and more bedrooms etc. so our next home we are looking $450kish and not much more. 

To me this is very market dependent and product dependent.. in our Market some developments that are red hot that Lennar owns they might only offer 5k on a 600k sale.

We are now looking to get serious about funding our retirement.

There are multiple planned developments currently in the works that would expand the desire for vacation homes, but as of now, we're still waiting for that to occur Hi Stetson, we are now considering building a new home. could you please recommend a spot builder in Cape Coral?

We are in the middle of major infrastructure and RE growth (res and comm) and need to know how best to handle the property we are on from both a short time and potential long term investment perspective.

After paying 2% commission to a buyers agent(no sellers commission paid because I’m an agent and will list it) $12,500 we are looking at walking away with roughly $147,000, $73k each.

We are interested in acquiring a property that she can live in starting her sophomore year and hopefully have roommates pay for the mortgage.Any tips on the best way to finance this?

Apparently, they are owned by the 10x PM company and at this time we are inclined to work with 10x as our PM so it makes sense to consider the "Nailed It" construction company as long as I get some positive feedback here :-)
